A project exists to sell or rent out real estate. Invantive Estate registers this in two ways: the revenue is the expected income, and the unit is the thing that is sold.
## Revenue
A revenue is a unit such as a parking place, a house, a shop or an office space that is sold or rented out to a customer as part of a project. Other income, for example a contribution of the government, is sometimes registered as a negative cost.
In the budget phase the revenues cover the costs to reach a positive result. Revenues are registered per unit number against an expected amount. If a project produces fifteen houses, fifteen revenues are registered. Early in the project it is sensible to combine similar revenues, for example five corner houses with a total value of EUR 1,400,000. The realised revenue is added when the unit is sold or rented.
A revenue holds:
- the project, the cost type and the contract. The cost type must belong to a master roll up of the type "Revenues". See [[Invantive Estate/Concepts/Cost Types|Cost Types]];
- the category of revenue, a reference to the revenue types;
- the customer, as an organisation or as free text, and the address and city of the unit;
- the number of units and the unit of measure, such as numbers for houses and square metres for commercial space;
- the budgeted revenue per unit and the realised revenue per unit, filled in when the agreement is signed;
- an option "Multiple Periods". If it is off and the realised revenue is empty or different, the first invoice is treated as the realised revenue;
- the planned and actual dates of sales, the contract, the end of construction, delivery and the transfer by notary;
- an indicator "Sold";
- the points for the commercial objective, normally used to determine bonuses;
- an expected maturity, an expected end of the maturity and a distribution method for the cash flow.
## Products and Units
A product is a type of thing with a code, such as a residence, a parking place, an office or a shop. Products are grouped in product groups.
A unit is an independent object of a product. In real estate it is, for example, an office of a certain type. In other uses of the product it can be a machine with a serial number. Each product has one unit with the unique identifier `0`. The system creates it and removes it with the product. It can be used for logistic functions when no unique identifier is known.
A unit holds, among other things:
- the unique identifier (the address, location or serial number) and the identifier of the supplier;
- the user, the owner and the dealer, each an organisation;
- dates such as acquisition, commissioning, the start and end of the warranty and the start and end of the right of use;
- the purchase price, and indicators whether the unit can be sold, stored or split;
- the space in square metres and cubic metres, and the land per unit;
- relationships to other units, with a relationship type and a weight;
- properties with a value, the date it was established and the way it can be read;
- an indicator with a special note, such as a note that a thing is stolen.
Changes in the stock of a unit are registered as unit transactions. A unit transaction type tells whether the sign is reversed, so that a positive number of units decreases the stock instead of increasing it.
## Processes and Units
A process can use units to reach its goal. These are the process units. See [[Invantive Estate/Concepts/Processes|Processes]].
